Know Your Social Media Platforms

The key to using social media correctly is to know what makes each individual platform tick. For instance, you don’t use Twitter in quite the same way you use Facebook. In this section, I identify the most important social networking platforms and break down how to use each one to engage your audience and increase your sales.

Facebook: The Dinner Party

Facebook has been described as a dinner party, so stop and think: is what you’re about to post something you would say while you’re at a dinner table with eight of your friends and family, knowing that their friends and family may also hear what you’re saying?

For instance, you wouldn’t sit down at that table and say, “I had coffee for breakfast,” because they will all look at you and say, “Well, duh. We did, too.”

In the same way, when posting about your real estate business, you can’t just post “I'm having an open house on Saturday from one to three!” in the middle of everybody else's conversation. Instead, find the one thing about that house that genuinely interests you. “I saw the biggest, coolest oak tree ever today, and I want to climb it! These people loved it so much they built an entire multilevel deck around it.” It becomes a story about the tree that these homeowners loved so much that they preserved it.

Then, just like at the dinner table, people say, “How cool! Where did you see this tree? Where is that house?” They learn what you do through your stories. They get to know and like you. And eventually, they bring you business.

A side note: it’s a big mistake to have your Face-book profile on privacy lockdown. If you want to have potential clients contact you, you have to let them know how.

Twitter: The Cocktail Party

Now, Twitter is a little different than Facebook. It’s more like a cocktail party.

Twitter is a great place to meet new people by looking for trending topics and hashtags. Even if people don’t know you, you can stand next to them and see if you like what they have to say. And if not, you just keep wandering around the room and see what other people are saying.

It’s also a great idea to follow people in your community—local news reporters, stations, and bloggers—because news often hits Twitter before it hits any place else. When you're in sales of any sort, you've got to be tuned into the economy. That way, when big things happen, you can get to your clients first and say, “Hey guys, this event is happening right now. It could affect your purchase or sale.”

When you do that, your clients will respect the fact that you have not only been paying attention to what’s going on, but you've also alerted them to something that may affect them.

YouTube: The Intimate Lunch

Facebook and Twitter are great for introductions, but YouTube is a place to start actually building relationships.

To effectively use YouTube to your advantage, you have to have a message you want to put out there.
